Resin Bonded Driveway or Resin Bound Driveway

Resin Bonded Driveway or Resin Bound Driveway

Has your installer explained the application purpose between a Resin Bonded Driveway or a Resin Bound Driveway

  • We found these on the internet about a Resin installer who has a preference for Resin Bound Driveways

We had this company resin coat our fairly large driveway and initially were delighted as it looked really good and was commented on favourably by a number of people (neighbours, visitors etc). Had a bit of a job getting any response from the owner over the 5 year guarantee but eventually got an un-dated typewritten note saying the work was guaranteed. We weren’t too concerned about it really as we didn’t expect to have to try and use the guarantee however in the second year some cracks appeared in the surface in one small area, we emailed the company but didn’t get any response. Some months later a couple more cracks appeared and the surface in general was looking a bit ‘tired’ so we contacted them again and asked them if they would fill in the cracks and also wanted them to talk to us about doing a general refurb of the drive (which we were more than happy to pay for so weren’t after something for nothing) again no response. In the end we emailed at least half a dozen times, phoned them up on three or four occasions but the boss was allegedly never there and promises for him or anyone else to ring us back were never fulfilled. Eventually we wrote a letter to the firm and sent it recorded delivery but still no response so eventually reported them to Trading Standards. Great shame because we were initially very pleased but have now been left high and dry so would not recommend this firm to anyone.

Great until they take your money”.

“My driveway was laid 3 months ago, I had issues with the preparation team not turning up when promised which wasted a days leave for my husband. They turned up the next day and the work was of an exceptionally poor standard, no care had been taken at all.

In credit to the boss he  came out to view the work and put another team on to rectify the issues – so all good.

The driveway was laid and yes I’m pleased with the way it looks (most of the time)

I have several patches of weeds, all in areas where I suffered from weed growth prior to the new drive being laid – It was raining heavily when the prep work was done which is key to this complaint as any weed treatment would obviously be washed away.

After contacting the firm and waiting for a call back from the owner  a team turned up un-announced to lay weed killer. The team advised that they get called to “many drives with weed issues and keep going back to lay killer”. It took 4 calls for anybody to actually speak to me for me then to be told that these are seedlings on the surface. This company really promote at sales level “weed free” a comment obviously from people with no integrity to the statements they make. When eventually called I was told they are seedlings on the surface – yet these “weeds” have roots so deep we cant even pull the root out of the resin.

When arguing for several minutes the boss advised if I wanted him to come out he would but would be 7-10 days – not a real good customer service, he believes sending teams out un-announced when the customer may not be there is a better service than speaking to the customer about the problem. 7-10 days, weedkiller will kill the weeds until they grow again.

When rephrasing a question to get the actual concern re “lack of customer focus and guarantee” to the boss  to be “What would you do if you came out and agreed they are weeds?” he replies, “put weed killer down” – so that’s obviously as far as going to get now he has my £5k of money.

Took 2 months of chasing to get my care pack to ensure I didn’t invalidate my guarantee. I’m 3 months in and still actually waiting to be sent my guarantee – so where is the customer service?

Like I said earlier, was fine until they had the cash in their hand!

Weeds and seedlings are one important  aspect of the problem – because the surface laid is a Resin Bound Driveway  and not  a Resin Bonded Driveway it has a permeable quality.  This benefit (and it is a benefit in the right place) such as for tree pits,  allows the ingress of water so that the tree  for example can still have access to water.  But this also means weeds can grow through and seedlings can embed.

On an area such as a driveway  permeability  can be an issue because of this ( and also if laid on to a concrete or tarmac base where does the water permeate to? concrete and tarmac are classed as impermeable).  Hence weeds “When eventually called I was told they are seedlings on the surface – yet these “weeds” have roots so deep we cant even pull the root out of the resin”.

Permeability is important in our ever changing weather  and  flood risk issues, but it is all about managing the water flow

No external surface is perfect, all surfaces have some down side – maintenance (block paving)? slippy (imprinted concrete)? concrete and tarmac not very aesthetic but the right product for the right place and surface is key.

Driveway resurfacing with Resin Bonded Paving

Driveway resurfacing with Resin Bonded Paving

Busy week  last week  out to view this Swadlincote concrete  surface (Leicestershire and Derbyshire border)  to quote and funny enough another quote come in less than 3 miles away so managed to bring that one in to quote as well (tarmac this one though).  Seems quite a popular area and it is funny how we seem to get pockets of enquiries for our resin bonded aggregate.  The enquiries seem to vary a bit with the time of year – resin bonded patios are quite popular at present.

We have been  trying to prepare our  Gainsborough job ( easily accessible from our base in Mansfield)  but rain has stopped play, which is how it goes.  Been out to Ollerton  for a quote on a community area,  quite a large tarmac  one and out to Grantham at the end of week.

Calverton Nottingham on the agenda  in a couple of weeks,  recommended by a previous Matlock customer.  Funny how these recommendations seem to come in quite a few years later.  Perhaps it allows people to see how the driveway resurfacing wears and obviously by the recommendations/referrals coming through it is working!

The Calverton Nottinghamshire driveway has a bit of an issue with the water run off and he is currently dealing with a builder as well, so his intention is to sort all at once, which is probably the right thing to do.  As we have said before permeability of hard standing areas is not a necessary, the control of run off water is.  Your driveway path or patio can be part of your overall garden design.

Lads will try Thursday for  preparation.  As the preparation work is quite minimal on disruption, even if the weather is not too kind, we only need a little window of opportunity for this.Driveway resurfacing with Resin Bonded paving

The Gainsborough job should be completed Friday but if not the our team will work Saturday to finish this driveway resurfacing with Resin Bonded Paving .  We like to keep to dates if we can as if not this has a knock on effect and can cause issues with our waiting list.  We currently have an order list but we do try and “fit in”  if a customer is eager for a particular time.

Tarmac driveways and the problems you can encounter

Tarmac driveways and the problems you can encounter

Whilst researching competitors on the Internet ( and we do – what is it they say keep your friends close and enemies even closer!)  we came across this feedback  extract on a “lead generator” website

Tarmac at the side and front of the property. Replace quarry tile steps.

The trades person was initially requested to do 2 jobs. The first was to dig out a lawned area at the side of the garage, provide edging, hard core, base coat tarmac and finish tarmac. The second job was to take out 2 quarry tile steps at the front door and replace. The replacement used standard square edge and the riser was set proud of the tread. An uneven joint is showing on the edge. This joint is likely to suffer from water ingress and consequent damage. It starts with a full tile on one side and finishes with a part tile on the other. The second step has also been set out with a full tile from one edge but it is a shorter step. This means that the joints in the steps are out of line by about 30 mm. The steps were set and grouted, The cement grout was not cleaned off at the time. Another job was requested to remove tarmac from the front drive and to relay. The work was carried out the next day when no-one was in. The original tarmac was not removed. A layer of tarmac was laid over the existing driveway. This is higher than all of the other adjacent surfaces. I could not open the garage door before removing some tarmac. The trades person insisted that the work was of a satisfactory standard and offered a guarantee.   Customer in Mansfield, 27 March 2013 business” Resin Bonded Gravel with detail

Now to be fair this sounds a technical complaint so how valid is it?  The same as the references on these “lead generator” companies how valid are they?

To get the right man (or in our case the right business) for the job is very important.  If your concrete or tarmac is in poor condition it does not mean you have to remove it!  Driveways can be part of your garden!  Make your patios and paths a pleasure to look at.tarmac driveways and the problems you can encounter

One of the biggest differences with what we use  – Resin Bonded Stone or Resin Bonded Aggregate as it is also known- is the fact that it uses existing surfaces such as concrete, block paving (but only on limited areas) , imprinted concrete and in some cases slabs,  Obviously if an additional surface is required, then we can extend and then resurface providing a uniformity for your driveway.  It does not affect existing levels but does offer a very high level of durability and extends the life of what you already have.  And very importantly it is anti slip. Permeability a consideration?  Is it necessary?  Call us and we can advise you. Tarmac driveways and the problems you can encounter  – let us help.

Busy day ahead out to revisit a quote and confirm order details (local job again in Mansfield) and  which is always good as we try to stay local.  Out to revisit a job we completed.  Few touch up points required.

Couple of enquiries from over 100 miles away from us here in Nottinghamshire, unfortunately it would be nice to say yes but not an option. Perhaps we should look at finding some installers.  The difficulty is though how good are they?  We have been working with Resin for over 10 years and we have a good reputation we have developed. However, perhaps it is something we could look at ?  Weather being really kind to us and with the Bank Holiday  on us

This is why it is important to consider all aspects on your driveway before having works completed!

Bonded Driveway Surface Southwell Road Mansfield

May 8th, 2013

Bonded Driveway Surface Southwell Road Mansfield

Mansfield has been order of the day today for Drive-Cote .  Unfortunately one of our long standing members of  staff (namely our trusty Ford Ranger) was having to visit the “van hospital “.  Well we are happy to report that our trusted garage – Davis and Purdy on Southwell Road West Mansfield  have rescued our van once again.  Just completed a quote very near the garage – Southwell Road West  Mansfield – (next door to the 8 year old  green balcony we completed).

Lads been local  – completing a nice bonded driveway surface  job.  Whilst still in reasonable condition a bit of an overhaul was the order of the day.   This very tidy Mansfield property now has a grand entrance in the form of a bonded driveway surface.  Weeds removed and area tidied up.  Any driveway path or patio should be part of your garden.  Don’t make a stand alone item.  Make it part of the overall design.

The  bonded driveway surface,  will now  protect and ensure that the life  of the driveway is extended further.

Quotes tomorrow on the agenda one on Berry Hill Road in Mansfield so very local for us.  This client has been quoted for a Resin Bound surface but we will be quoting for a Resin Bonded surface as we know this to be the better option for resurfacing.

  • Call us no for a free quote  01623 623986

It is confusing the difference between a resin bonded surface and a resin bound surface, but there  are very important differences and these  need to be a consideration.  We quoted a local Nottingham garden centre for some works, they were looking at both options but as we say one shoe does not fit all and we design your works according to your property, surface and requirements.

We currently have started a project at Blidworth which is involving some additional hard surfacing area. However once completed we can then resurface and make the whole are  uniformity.

We are available for completely free no obligation quotes , so please feel free to contact us.  Either email or ring.  Concrete, tarmac, imprinted concrete why remove it if it is structurally sound? Call us now for advice on a Resin Bonded driveway, path or patio

Resin Bonded Gravel What is it?

May 6th, 2013

Resin Bonded Gravel What is it?

Found this on the Internet Wise Geek and whilst there is a lot of merit in the information it is not strictly true.

It says

Resin-bonded gravel is a gravel option used for driveways, walking paths, and other landscaping purposes.

  • TRUE

It is made of stone pieces available in various sizes that are coated in a natural or synthetic resin layer designed to hold the stones together in a water permeable sheet once installed.

  • WRONG  –  Resin Bonded gravel is not.  Resin Bound Gravel is.

This type of gravel product allows for water and moisture to pass through the material while retaining its shape and location, unlike the traditional gravel applications that can shift and move when driven over, walked on, or subjected to strong water currents.  Standard resin-bonded gravel products contain crushed stone and an epoxy layer to provide stabilization.

  • TRUE and WRONG Resin Bonded gravel does not allow permeation of the water but it does retain its shape and location and it is not using crushed stone.

This product is offered in a variety of colors and can be used for outdoor applications as well as in garages and sheds for waterproof flooring options

  • TRUE

There are two ways that resin-bonded gravel can be installed; on a impermeable water base such as concrete, or on a permeable substance such as turf or rock.

  • WRONG Resin Bonded Gravel needs a solid monolithic surface such as tarmac, concrete and imprinted concrete.

The difference is simply a matter of the client’s preference and the specific needs of the installation location.  For uses like patio flooring and walking paths, it is often recommended to use the permeable application technique. In parking lots, driveways, or other locations where water run off has been taken into account, an impermeable application is suggested.  An experienced landscape professional usually offers suggestions to the clients to best suit their needs.

  • WRONG – the choice of permeable or impermeable (resin bonded gravel or resin bound gravel) is down to the specific needs and purpose for the surface.
Choosing resin-bonded gravel has several advantages than the more traditional gravel options don’t, including no problems with loose or lost stones, weeds and other plant life are unable to grow through the resin layer, and the product does not discolor over time.
  • TRUE

Water erosion and standing water are not a concern as with other gravel applications.  In addition to its anti-slip properties, the surface of the bonded gravel is also resistant to oil and other chemical spills. A resin-bonded gravel driveway, properly installed, rarely needs any maintenance and many people choose to pay the higher price for this type of landscaping for the convenience it offers.

  • TRUE – it does have anti slip properties
  • TRUE – it rarely needs maintenance
  • WRONG- it is not more expensive.

Since these products are used so commonly in landscaping, the consumer will find there are many colors and stone choices offered in the resin-bonded gravel products.  For paths, floors, and walkways, most home improvement experts suggest using the smaller crushed stone. In larger projects, like a driveway, it may be more economical to install larger stones.  There are many colors offered including gray, tan, black, and reddish brown varieties available in both large and small stone.  Most people choose colors that compliment their homes and gardens when choosing resin-bonded gravel.”

Resin Bound Driveway Sandiacre Nottingham

May 5th, 2013

Resin Bound Driveway Sandiacre Nottingham

On our travels for a quotation on a Resin Bonded resurfacing for a  Sandiacre concrete  driveway , we came across a Resin Bound Driveway (possibly a  red granite finish but hard to say with the  condition).

This  particularly large Nottinghamshire driveway area had only been down for a couple of years and over this period of time the Resin (which in bound driveways encapsulates the stone, aggregate or gravel ) had worn to cause two dull stripe like finishes where the car tyres had run in certain areas.

We primarily work with Resin Bonded stone and in the case of Resin Bonded resurfacing this would not happen.

Why?  Because the resin is used as the BOND to the surface below with Resin Bonded resurfacing  and does not encapsulate the aggregate. This means the resin is not exposed to the continual wear and use.  The aggregate is. This not only maintains a natural unpolished finish but also ensures   anti slip surfacing and does not require maintenance (apart from a stiff brush and jet wash once a year).  The Resin Bound driveway appeared to need a resin coating (which should be uv stable) .  However if coated then the impermeability benefit is lost.

resin Bound Paving with weed growth

Currently there is a lot of belief that permeability in the actual hard standing surface is a must.   However this is not the case.  What is the case, is that the surface water needs to be managed to ensure compliance with legislation.  Sustainable Urban Drainage (suds) means any new front garden surfaces must ensure the surface water does not run on to the household drainage system or mains water course.

Where the new driveway is small, if the existing garden is not water logged it is acceptable to allow the water to soak into the ground. That is just one option.  With ever innovative designs there are various alternatives.  Don’t be afraid to call us.  We don’t bite and our advices is free.  Ring Simon or Faith 01623 623986

Resin Drive Sherwood, Swadlincote and Grantham

Resin Drive Sherwood, Swadlincote and Grantham

Week commencing 29 April starting out to a be a busy old week.  Had an enquiry from Sherwood in Nottingham  which we have arranged to go and see this concrete driveway on Sunday.  We appreciate weekdays are not always suitable for our clients for  us to quote so we try and complete quotes out of normal working hours if required  – evenings and weekends for example.

This customer laid the concrete driveway  himself some 25 years ago, but I believe over the years the weather has taken it’s toll on the surface.  As the weather and climate changes and with an excess of gritting this can be quite damaging, but what is quite important is the fact that it is only the surface and not the structure.

Just reminded me  of a job we did a couple of years ago in Sherwood which was for a local builder who had seen our Resin Bonded works locally.Resin Drive Sherwood

The enquiry from Grantham  is relative to  tarmac  (which is a bit of an ongoing problem for Councils with potholes)   and the deterioration that can affect our drives .  This client has a rented property which she is not sure if it has deteriorated superficially ( a few weeds do not mean all is lost)  or if there is worse to find.  Have had a quick look on google but will arrange to view as we need to assess any way

Clay soil Driveways and Gardens

May 1st, 2013

Clay soil  – Driveways and Gardens

Clay soil can be a gardening nightmare. It turns rock-hard when dry, drains badly, takes an age to warm up in spring and is tough to cultivate. However, it holds its nutrients better than most types of soil and, if drainage can be improved, it produces bountiful plants.

Soil is a mix of minerals, organic matter, water and air. The balance of those ingredients – and particularly the ratio of sand, silt and clay – affects quality dramatically.     http://www.guardian.co.uk/lifeandstyle/2013/apr/28/nine-gardening-myths-debunked?CMP=twt_gu

Gardeners coping with particularly heavy clay soil are sometimes tempted to lighten it with sand. According to plant scientists, that will often make it worse. Leigh Hunt of the RHS says: “You need almost as much sand as you have clay. So people often do it on a limited scale – they dig a small area of half a square metre and incorporate sand. And that’s where the problems start.”

Sand particles are bigger than clay particles. As a consequence, clay is relatively impervious, while sand soils can absorb plenty of water.

Digging a hole and adding sand can create a sump that draws in water, drowning plants.

Converting a garden is a mammoth task. The RHS estimates that you would need 250kg of sand or grit for every square metre of clay soil.

“The best thing to do in this situation is to make a raised bed and then add the sand so the water has somewhere to go,” says Hunt.

Remember your drive is part of your garden so consider carefully with clay soil driveways and gardens.  Block paving, concrete, tarmac imprinted concrete need a well compacted stable sub base and using clay should always be considered with caution.

Clay drains slowly after rain

Clay  holds water.

This  can result in an unstable sub base.  Building Regulations stipulate for clay based constructions that deeper foundations are required due to the  instability of the clay.

Tarmac Driveways Planning Permission required?

April 29th, 2013

Tarmac Driveways Planning Permission required?

We recently received an email asking about  tarmac  for a rear garden after renovating their house and they were confused about the planning permission and suds compliance.

Yes it is very confusing.  Have a look here on our website  https://www.drive-cote.co.uk/2013/03/concrete-driveways-do-they-contribute-to-flooding/ even though it refers to concrete the information is really the same.

tarmac driveways planning permission required

If you also click on the link on the page it will take you to the planning portal with quite a lot info. An extract of which is as follows –

“Elsewhere around your house there are no restrictions on the area of land which you can cover with hard surfaces at, or near, ground level. However, significant works of embanking or terracing to support a hard surface might need a planning application. If you live in a listed building, you will need listed building consent for any significant works whether internal or external”

The suds compliance and drainage means that you should ensure that the surface water from your hard landscaped area does not add to the mains drains or discharge to the pavement and public highway.

“You will not need planning permission if a new or replacement driveway of any size uses permeable (or porous) surfacing which allows water to drain through, such as gravel, permeable concrete block paving or porous asphalt, or if the rainwater is directed to a lawn or border to drain naturally

If the surface to be covered is more than five square metres planning permission will be needed for laying traditional, impermeable driveways that do not provide for the water to run to a permeable area. If you are resurfacing then you are not laying fresh and therefore that does not need any permissions. The only time you need permission for any additional area is if it is a front garden and if the rainwater is going to be directed or allowed to go in to the mains drains.

There are lots of alternatives out there. You can have gravel cut outs and direct the water to your garden,  You can install aco decoratve drainagedrains if you want. Really you just have to look at where the rainwater goes now and don’t change it.  New areas just -make sure it goes to your garden and then you are covered.  Have you considered decorative drainage?  The standard run of the mill options are outdated see here for  few ideas

Resin Bonded Aggregate and Resin Bound Aggregate options (which are anti slip)  can work with any existing surface and should you want to extend,  then these no mess no disruption options can incorporate both old and new.  Surfaces can either be  tarmac, block paving, concrete. imprinted concrete and in some cases paving slabs.
