Recent order we have taken is to resurface a concrete patio area.  This particular client has a driveway which they will be having resurfaced at a later stage.

The concrete on the patio area is very smooth and has been treated in the past with an  anti slip paint.  However over a period of  time this has worn and  is now peeling.  Their neighbour whilst visiting actually slipped on the area and this has made the owner very concerned at the slipperiness particularly with the severe winter we have experienced.

Completed a resin bonded aggregate driveway  towards the end of last year at Blidworth  Nottinghamshire.  Whilst completing the driveway works their neighbour asked for a price at the same time.  We have now received the order to complete  the resin bonded aggregate works for them.resin bonded aggregate Blidworth

This client needs  some concrete works first so we need to complete these and allow them  to cure.  The reason being the alkali’s need to  be allowed to wash out and depending on the time of year this can take between 6 to 8 weeks.

The resin we use is a very specialist product and preparation for any resurfacing is key.  That is not say to that all surfaces old or new are suitable for the resin. This particular client wants additional works completing so we are currently negotiating a price to complete the ground works (an additional section is required) Once these are in place we can look toward resurfacing with our resin bonded aggregate and once completed and resurfaced with our resin  a uniformity of surface will be achieved.

We are hoping to get out later this week and reassess.  We will call at the original resin bonded aggregate  works  and just check over  the works as we like to check  on all our works.

Also today we had an enquiry from a gentleman  Kinoulton  and he  has “bays” of tarmac installed.  Not something we see a lot of so will be interesting to see this.  Will be contacting them in the next few days  and will be out to view.  Also recent enquiry from Heanor once again for resurfacing a tarmac driveway.

The elements have really taken their toll on some tarmac surfaces – the freeze/thaw effect together with the aggressive nature of our gritting process.  Concrete can be included in this as well as shelling can develop.

Due to the benefits of the Internet we are able search online if required and provide a “guesstimate” so a ball park figure can be provided on any works we complete. We did have one of our callers  say that they had already had a quote for Resin Bound works. The indication by this competitor of ours was that the water would run underneath the Resin Bound paving (as it is porous) but we would not advocate this.  With our resin bonded aggregate works water cannot permeate and this reinforces the strength of the surface.

Crazy paving  info on the paving expert website  proves how crazy paving is and was not  an easy  option for a hardstanding area!

Less of a popular alternative these days  and as our Mansfield Client  has found after over 20 years,  things don’t last for ever.  The weeds had taken their toll together with the elements. Unfortunately our Resin Bonded paving does not always suit all surfaces  so unfortunately we had to remove the original before we could lay our Resin Bonded Driveway .  But what a difference  before  and now

We regularly get asked why we chose a Resin Bonded Driveway finish as opposed to a Resin Bound Driveway finish?  The anwser is simple

Virtually maintenance free! – Block Paving needs maintenance for example

Can be completed in a day !  Block Paving takes more than a day to install

As reported in the chad recently

Tarmac is an excellent durable and well respected product.  however  the  Mansfield chad reports (and as Mark Wilson pointed  out in the Chad on the 3 April 2013  he counted 30 areas damaged by snow  in the immediate area) “Local authorities in England and Wales filled in more than two million potholes last year – a 29% increase on 2011, showed the report from the Asphalt Industry Alliance (AIA)”.

The ever changing climate and the extremes of weather we are experiencing are taking their toll.  Whilst roadways are subject to heavier traffic than a driveway path or patio, they are still subject to damage from the elements.

The report goes on to say

“The make-do-and-mend approach to potholes means most patches are simply opening up again and again as the weather veers from snow and ice to rain,” he said. “Last year’s pothole review suggested that councils need to put new techniques in place and share resources. But this is clearly not enough without guaranteed long-term funding. Such funding would allow a proper plan to be drawn up that targets those roads in the worst condition.”potholes tarmac damage

Following on from the recent details with the quote request by a Keyworth resident and his tarmac driveway and additional areas.

One of the difficulties we have in the driveway industry is that tarmac and its installers  have a bit of a bad reputation.

However, like with all driveway works and products, you have to be able to prove your own worth.

We at Drive-Cote Ltd pride ourselves on our integrity and honesty.  And as a result of this we were not in a position to offer a price to this client.  One of the reasons being we cannot resurface a surface that is not structurally sound. This Keyworth driveway was not a suitable candidate for our Resin Bonded Gravel.

In order to resurface with Resin Bonded Gravel we need to rely on the existing surface and this tarmac is not a viable option.

We could advocate removing all the existing (but then that would defeat one of the main benefits of using Resin Bonded Gravel) together with our

  • Completed in a day
  • No mess
  • No disruption.

Resin Bound Gravel is an option some of the driveway companies use but we do not when it comes to a driveway.

  • Resin Bonded Gravel is not porous and uses existing surfaces to provide a tensile surface suitable for vehicles.
  • Block paving uses dense blocks that spread the load of a vehicle by moving independently and provide an interlock system which make it suitable for vehicle weight.
  • Resin Bound Gravel is porous and because of this is less tensile than concrete or tarmac and as a result of this we do not install for vehicle use.  Foot traffic is more ideal.

So unfortunately our Resin Bonded Gravel is not an option for this Keyworth resident.  One shoe does not fit all .We did point out a couple of things to him to be aware of with regards to any works he does have completed which ever route he goes down.

Weed free and minimal maintenance are quite important considerations as on large areas they can be a time consuming aspect.

Whilst visiting our Keyworth client and establishing the suitability of his tarmac, we were asked to call  at another Keyworth property with a view to providing a Resin Drive resurfacing  quote for a bungalow in the area.

This concrete area was an excellent example of a surface we can provide a Resin Drive resurfacing option for.  It was tired, old and frost damaged.  There were some sections that had dropped slightly and various repairs had been completed but had also become damaged over a period of time.concrete for Resin drive

Our original  Keyworth client who we first visited has been considering his options.  Because we were not in a position to help with our Resin Bonded Gravel  he has asked a few questions with regard to the block paving quote he has been given

It is very difficult to appear not to be critical of other options available when asked to opinionate on other companies products and services.

As the client had already had a quote for block paving for 260 sqm for £10,000 (which works out at £38.46 per sqm) he was wanting a little input.    Our contribution was for him to consider

  • The cost of waste disposal
  • The length of time to complete work
  • The cost of the materials
  • The breakdown of cost per sqm

In addition he needs to consider planning permission ( brand new surface) and the drainage.  The existing surface currently slopes toward the main road and therefore requires consideration of suds compliance.  We recently updated some details here on our website.  Installing new hard standing areas such as concrete,tarmac,imprinted concrete and block paving can have an impact on the water displacement.We are not here to criticise options such as block paving but our aim is to fair and honest.

Called to to see this potential client  a few days ago.  When we receive enquiries we have a chat first and then try and call out as soon as possible to

This well situated detached house was undergoing various external renovations.  A new wall was being built to enclose the  currently open plan garden outlook.

This client at Keyworth wanted to remove part of the grassed front garden area and install additional hard standing here.   The driveway  which was actually down was a tarmac base but was in a real poor condition.  The top surface had actually deteriorated due to the elements and the length of time the tarmac had been down, together with  the actual structure of the surface deteriorating once again due to the length time it had been installed.  Weeds had also taken their toll on the surface.tarmac prepped ready for resin driveway

The intention was also to continue down the side of the driveway – currently tarmac – and incorporate a rear tarmac area.  However as with the front driveway the tarmac needed to be removed.  It had been repaired on numerous occasions, had no edge and once again had been ravaged by weeds and the elements.

It would be nice to say yes we can quote for a Resin Driveway always but we try to be fair and honest.

This vehicle and pedestrian access created a problem in winter time.

Concrete is such a durable and solid construction( when installed correctly)  it is such a waste to remove it.  Particularly  in a case such as this as it  would be quite a large operation ( and indeed disruptive)  to remove and replace.   This client had difficulty due to the incline in the slope getting his car on and off the drive in poor weather.

At the time of installation (over 10 years ago now) the weather was not as diverse as it is now and the gradient was an issue thenAnti slip Resin Bonded Aggregate. But not after our Resin Bonded Aggregate resurfacing.

Additional traction with the Resin Bonded Aggregate is provided and even though the steps were not a requirement in this particular instance, the customer is able to access his property via an antislip surfacing at all times.

There is no rear access to this property so everything and every one has to climb this slope.

Resin drives can  – you lay on a clay sub base?

To put simplistically the answer should be no however, as with most matters to do with homes and gardens there is never a normal, usual, or straight forward.  Each project is an individual and needs to be  requirement specific.

Clay soils are:

  • Heavy to dig and cultivate
  • Drain slowly after rain
  • Warm up slowly as summer approaches, leading to delayed plant growth and ‘workability’
  • However, against this, they hold water well
  • Are usually rich in plant nutrients

So  2 key things to note here when considering installing any hard surface including  a Resin Driveway on a clay base

Clay drains slowly after rain 

Clay  holds water.

This  can result in an unstable sub base.  Building Regulations stipulate for clay based constructions that deeper foundations are required due to the  instability of the clay.

Resin Drives using Bound surfacing needs specialists attention to the  sub base preparation so that the slow drainage and the retention  of water does not affect the stability, integrity an efficacy of the surface laid.

Resin Drives using Bonded  resurfacing needs an existing base such as tarmac or concrete.  The same specialist attention as above,   is required to the installation of the concrete or tarmac prior to the  Resin Bonded application.  clay soil  for  Resin Drives

This information is by no means exhaustive but it is indicative of the need to ensure that the right attention is  given to clay based projects.  We have just been to view a potential project and this client has a very water retentive surface.
