The Ilkeston Advertiser a Derbyshire paper reported this week that

“More than £800,000 is to be spent on tackling Derbyshire’s pothole problem. The repairs were due to begin on Monday and were announced by the Conservative-led county council. The authority said it had received more than 1,000 calls a week about the state of roads. The situation has been made worse by cold, wet weather in recent weeks. The money includes a £300,000 emergency fund, from council reserves, to be spent in the next three weeks. The authority said the backlog of unrepaired potholes was growing even though in recent weeks it had hired 10 extra road repair teams. The emergency fund will be spent on hiring more contractors to try to clear the backlog.

The council is also purchasing a £50,000 high-pressure road repair machine. Workmen will use that to blast water and debris out of potholes before filling them with asphalt.

The council will receive a further £500,000 from the Government in April to spend on pothole repairs in the next financial year”potholes

This is what can happen to your tarmac  driveway path or patio.  Because tarmac does have a certain amount of porosity this is an ongoing problem and once the deterioration starts  it only gets worse. Unless sorted.   Add to this weed growth and damage from oil spillage or just general wear and tear on a driveway, path or patio and problems can escalate.

NCC  reported on this some time ago as the ever changing weather has an effect.

Mansfield Garden Project Work in Progress

Here comes the snow again!  Our Mansfield garden project is an ongoing stop and start project courtesy of our client.

There are already wooden railings in place but they did not need to secure the area fully.  However now dogs and grandchildren are part of the equation in this process, our client wanted to change this.

As the existing railings had been in place for quite a while we had to be resourceful in matching up the existing with the new.Wooden railing for decorative finishingg

This area has a small bridge (with the same railings but you cannot see it from these images) and a fishpond all adorned by the same railings.

After trying out at B&Q and Jewsons the usual suspects, we sourced the same (well very nearly the exact same) pieces and hey presto produced an excellent (well in our opinion) match.

The conservatory is hexagonal in shape and so are the slabs and decking which also compliment this area, so now it is more encompassing.  This leads to a patio area before leading onto the established areas.Conservatory Decking detail

The difficulty is making an area secure and to our clients requirements without it looking like a dog pound.

It needs to be painted now

When the weather is as difficult as it is as present we have to work round our driveway paths and patio works and this is where the garden projects work.

With the temperature down it is not ideal for all day working outside but a lot of the prepwork  and sourcing can be completed.  There are still many sections left to this garden.

Turf is a consideration for a small part of this Mansfield garden project.  As is some possible Resin Bonded  Stone and Resin Bound Paving works but as with most works we complete, it is an organic process and no is never just no.  Low maintenance being important.  As is the need to have reasonably weed free areas where possible.

Some of the area has paving slabs, ( no real concrete areas in this garden) they may stay or we may resurface them as with the weather changes moss  and weeds can be an issue.

These were two jobs one a driveway and one a patio we started towards the end of last year.  However  then came the snow!  Our very patient clients had to wait for the Resin Bonded resurfacing  for their driveway and patio until the weather was more accommodating

But as you can see what a difference……..

The patio slabs had deteriorated over time.  A certain amount of weeding was required on a regular basis and in winter time these were quite slippy.  With the benefit of the anti slip surfacing provided by the Resin Bonded Aggregate this means this will be vastly better for the next winter season

The tarmac was structurally sound but had quite severe wear and the problem was that over the next few years this would deteriorate further.  One of the key benefits of Resin Bonded resurfacing is that it prevents the ingress of water and therefore halts the further deterioration of the driveway or surface.

  • No drainage issues  for either of these surfaces.

Here is an update of the Mansfield Garden project.  Bamboo’s on the move

The actual setting out of  this  Mansfield garden project was already established to a great degree.  However over a period of time the sections and areas had become less defined.  Part of our dictate is to re establish and re define.

Some of the areas on this project are sorted so to speak.  However over time  and as the plants have matured ( this garden has been a work in progress for this client for the past 50 years) so there are a lot of well established and mature trees and planting.  We endeavour to work with what is already there  paths and patios for example.  There is also an extensive area of decking ( we completed this area some years ago for this client)  and a bridge details over a pond. This may have to be addressed as some stage but is not an option at the moment.

Ant slip paths are something we may be looking at later.  Low maintenance and weed free would be an ideal choice for the largest part of the garden.

Low maintenance does not necessarily mean no grass and all dry landscaping the options are massive nowadays with the Internet.

Topiary is something to consider.  All to often we let the weather hold us to ransom instead of working with it and adapting what we have accordingly.

Don’t move!  Improve!  Wait until the financial climate improves and the housing boom returns ( if it ever does).

Obviously not all aspects of your home will be exactly how you want them. But do you really need to move?  Can you not modify? Develop? Make it an on-going project.

There are so many local businesses who need local support from local people.

The internet gives you a wide choice of ideas  – consider a garage or loft conversation?  A kitchen  refit?  A garden make over?  A conservatory?  A new patio? Resurface your patio?

Paths to be resurfaced with Resin Bonded Gravel

On a local search of the internet I found the following question

“With an extensive network of paths to manage, in your experience what surface material is the most trouble free? One that doesn’t accumulate (too much) dirt for moss and weeds to flourish, doesn’t need raking to keep “fresh”. Are the self-binding aggregates/hoggin a good option”Resin Bonded Gravel path

We at Drive-Cote Ltd believe that with the wet weather and the damp conditions that seem to last all year sometimes,  that it would be  right to try and reduce (eliminate would be nice but that is probably far reaching!)  the moss and weeds.  Also minimal maintenance would be quite important as there is an extensive  area to maintain.   The Paving Expert  has a lot of information on there as do a lot of members on LJN

Perhaps Resin Bonded resurfacing is an option for this?   We at Drive-Cote Ltd  believe Resin to be a really good option but it needs to be Resin Bonded Gravel  not Resin Bound Paving.  Not everyone is aware of the difference between Resin Bonded Gravel  and Resin Bound Paving.   Resin Bound  Paving is porous and Resin Bonded Gravel is not and this is quite an  important difference.  There is a lot of information out there promoting the use of Resin Bound Paving  as opposed to Resin Bonded Gravel.  We are in Nottinghamshire and primarily work with Resin Bonded Gravel  as we aim to resurface existing solid monolithic surfaces such as tarmac, concrete and imprinted concrete – if it’s not broke don’t fix it! Resin Bonded Gravel does not affect existing levels.  No weeds either!

Resin Bonded Gravel is ideal for use on paths BUT that is assuming they are basically sound. Resin Bonded Gravel  would provide a great resistance to moss  ( as it is not porous weeds and moss cannot get a grip like they can with slabs or block paving or Resin Bound Paving in some cases).  Another key benefit is the anti slip properties and the minimal inconvenience  when installing.  No mess! no disruption! no skips! no waste removal of existing surface.  With Resin Bonded Gravel not being  porous you should be aware  of the fall of paths –  the surrounding drainage –  that sort of thing as water dispersal needs to be considered.

The surface may well be suitable for Resin Bound Paving if it is purely for foot traffic.  However  Resin Bound Paving  is porous and therefore can allow moss and weeds and generally does not have  as much benefit with the anti slip aspect .   Resin Bound Paving encapsulates the aggregate and it  is generally applied to a greater depth and can therefore affect existing levels.

This  Grantham tarmac driveway  had been installed over 20 years ago.  Whilst structurally sound on the surface it had suffered some deterioration due to the age of the tarmac,  the general vehicle use and in some areas the  freeze/thaw effect .  Being porous to some degree allows the ingress of water and this in turn can freeze. The surface expands and then thaws.    It also makes the area more susceptible to weeds.

It should be remembered that weeds do not need to be seeded from the underneath, they can blow in to cracks and get a grasp on the surface. Also similar to potholes in the road if not addressed  there is the potential  for the surface to continue to deteriorate further.

Our client  was also unhappy with irregular broken edge to the tarmac driveway  so we suggested that the existing tarmac be edged  and bordered out  with  block pavers. Whilst not actually necessary as the Resin Bonded Stone does not need a supporting edge it can add interest and improve the general  look of the entrance and driveway

The block pavers were  set approximately 5mm above the level of existing tarmac driveway.  This allowed for the thickness of Resin Bonded Gravel.

With regard to the old manhole it was decided to replace it with  a tray.  This meant that this could be covered with the Resin Bonded Gravel to match the rest.  The block paver detail around the manhole was created to incorporate interest and to compliment the  edge.

The client decided on a natural 2-5mm golden pea finish.  The final finish of Resin Bonded Gravel works were carried out within a  day.  The block paver work took a little longer but the actual Resin Bonded resurfacing is  a non-disruptive option.

As you can see this has now transformed the driveway.

Our client has extended the life of his driveway and improved the look of the area.  This option also offers anti slip qualities not seen in other driveway options.  Virtually no maintenance  (well a stiff brush and jet wash once a year).

Out to look at a driveway at East Leake.

Currently a block paved driveway –   quite large with a dwarf wall on both sides.  There is a grassed and garden area to the left of the property.  Whilst still fairly substantial in build and having been down for approximately 20 years, it is need of moss removal and re sanding and sealing – general upkeep and maintenance really.

The client has regularly maintained the driveway which is probably the reason the standard and stability of this driveway is still to a good level.  However, the constant need to maintain the driveway and the constant moss growth and weeds  are causing concern for our client. With the weather being so variable throughout the year damp and moist conditions are a breeding ground for the moss and weeds and our client is of the opinion it is getting worse and more difficult to maintain.

The drive measures approx 40 sqm and our client wants to extend hard landscaping to some of the grassed and garden area in order to cater for more vehicles.  His most important requirement though is the removal of the block paving and the installation of a solid uniform maintenance free driveway.

We are currently assessing and pricing for the owner and will be costing to incorporate all of the above works.

We are regularly asked to not only resurface driveways, paths and patios with our Resin Bonded gravel, but to also increase and develop additonal areas and features to the existing area.

We have  completed  a few  jobs local to this address in East Leake – Diseworth and Sutton Bonnington so we know the area well.  Leicesterrshire, Nottinghamshire, Derbyshire and Yorkshire all border each other so we are able to cover most of these counties.

Once we have priced for this client  we hope that he will be able to give us a start date ( we currently have a waiting time of 8 to 10 weeks).

A resin drive would certainly eliminate the need for maintenance and it will offer an anti slip quality  not catered for with block paving.

Resin Bonded Resurfacing for Mansfield Driveway

Work started Friday 22 February 2013 and continued today Monday 25 February 2013

Existing crazy paved area has been excavated to reveal a bed of sand beneath some of the area and  an old concrete path under the remaining  section.   The existing concrete path can remain in situ  and it will be re concreted  over to level out with the adjacent area.

Hardcore has been  installed  to a depth of 150mm after excavating some of the sand base ( the remaining will be completed tomorrow weather permitting) and  this will be compacted prior to concreting.

It was suggested  to our  client to line up the area to left of property (currently there is a curved edge to to the garden area).   However our client wishes to retain this detail as this  facilitates the opening of the car door and access for his disabled wife.  The anti slip benefits of Resin Bonded gravel will benefit this client as well due to the  slope of  the driveway.

There is an existing channel section which currently has rose bushes bedded in and once again is a requirement by our client  to remain in place.  (This detail could be updated with a block paving  edge for example if required)

An eco drain will be installed across the width of the driveway.  This will be connected to an existing run off rainwater system and will continue to comply with SUDS requirements.

We will rebed  the existing frame and  reuse the existing manhole cover.  This is of the old cast iron type and is by far a more heavy duty and durable item than the modern day type.

Our client requires that the existing light feature remains in place.

We will continue to prep the area tomorrow and hopefully will be able to install concrete later on this week.

One of the benefits of Resin Bonded Resurfacing is the fact that it uses existing surfaces and it can be completed in a day.  However not all works are straight forward and additions or alterations to existing surfaces may be required.

This can be part of our works as is the case for this client.

Even though works on these occasions can be more lengthy we aim to complete with the minimum of mess and disruption.
